Episode 052 – Why Aren’t Entrepreneurs Great Investors and How Can They Do Change That?

In Episode 052, Jack has interviewed Mr. Damion Lupo, best Selling Author in personal finance and money thinking, host of the Transformation Nation podcast, owner of 30+ companies and founder of his own martial art - Yokido ®. Damion outrightly rejects regret and speaks to it as the ultimate life failure. He has a unique approach to living a full-filled life by breaking rules and making more mistakes, faster, than the competition - his key to success. Playing by a different set of rules, he even bought his first rental house with a VISA, a move that snowballed into owning 150 rental houses in 7 states in less than 5 years. In 2008 he lost the entire $20 million but recreated his wealth and reinvented his life over 4 transformational years.Today he leads 3 global companies with one unified mission - to Free People from Money Bondage.  

In this interview, Jack has asked Damion his concept of financial freedom and why entrepreneurs are not great investors.

How did Damion get started and created USD20 million for doing everything wrong?

"I started off with really no idea with a whole bunch of ambition and excitement and I went out and started listening to people like, Robert Kiyosaki, I just did what people said. I didn't challenge them and I really didn't argue with people. I just said I'm going to go do it. And so I did everything wrong and that's how I created $20,000,000 over about six years by doing everything wrong and a few things right.  It's the opposite of the educational system. They say, do everything right or you're a loser. And I say you're a loser if you do everything right. So, that was how I started. And, ultimately because I was so obsessed with just making the money, the universe gave me feedback. 

It ran over me with a train and the $20 million went away. That was part of the reinvention process. And it helped me to understand something that we can see in the back on there. The whole sop fact is a great way to keep score, but money is the feedback on what you're doing and if it's sustainable, if it's long term, it means that what you're doing, your purpose, the action you're taking is what the universe wants, that the universe is going to continue you to conspire with you and if it goes away.  What I learned was that the universe didn't like what I was doing, I had to change me inside out and that was the whole process of reinventing and and really learning what I teach. Now that has changed everything."

Why was Damion fascinated with martial art?

It's fascinating to me because the martial arts was part of the reinvention process after I lost the money.  I asked myself, what's true? That was the main question. And it's a powerful question for all of us to ask what is true and then ask it over and over and go deeper and deeper. And then what? What do I really care about based on who am I? And what I realised was I'm a teacher and the martial arts that had been studying for about 10 years at that point became an obsession. And what I realised is the martial arts was the same as the business world. It was the same as the real. And so I started doing things in the Dojo with my students and realising that they're everything that worked there. These principles were the same principles that worked in business.  A primary one is relationship. If you can really focus on the relationship and make it all about being present in the relationship, then all of the conflict starts to go away and you start to understand someone and there's no, there's no threat anymore because it all dissolves. It's the exact same thing with business. When you start to understand someone and you're focusing on the relationship and not a transaction, then the conflict starts to go away and you start to work together for something and that changes. You Go away from conflict into into peace and harmony, so they work together."

What is the first question you should ask a financial advisor?

"Well, the first question I always ask a financial advisor or I suggest people asking is make sure you know what your financial advisor is making money in and how they're creating wealth.

The sad reality is that most financial advisors make their money by getting commission or they make money by selling things. If somebody is trying to sell you life insurance, they're making money on commission. They're not creating wealth because of what their returns are with a life insurance, but they're telling you to do that. So I want to make sure that somebody is eating their own cookie. I don't want them to be selling me something and not doing. That's an integrity issue. So financial advisors, there's a great book I'm reading right now called Skin in the Game. Really when people have skin in the game, when they're selling something that they're doing, it's very different than somebody that just sells you a really good story."

Episode 051 – What Did Patricia Iyer Learn From Her Entrepreneurial Journey?

In Episode 051, Jack has interviewed Ms. Patricia Iyer, a successful nurse entrepreneur since 1987 when she started consulting with attorneys who handle cases with medical issues. Pat built a large and very successful legal nurse consulting business that billed over 1 million dollars a year for the last 5 years she owned it before selling it 3 years ago.  Since then, Pat has turned her experiences into a successful coaching program for legal nurse consultants. She now also helps people with expertise turn their knowledge into online courses and books. She serves as a freelance ghostwriter and editor. She knows what it is like to be pregnant and face losing everything, and what it is like to be a millionaire. She understands the burning desire to be in business. After successfully selling her business in 2015, she serves as an editor and ghostwriter.  

In this interview, Jack has asked Patricia to share her lessons from her two brushes with near bankruptcy experiences. In addition, how did she build such a large and successful business helping attorneys and what she can advise business owners like you today?

Why did Patricia decide to leave her comfortable job after 7 years?  

"I went to college to become a nurse and I worked in hospital settings which are certainly traditional hierarchical societies where you have to follow the rules ... My role as a owner of a legal nurse consultant business was focusing in large part on medical malpractice cases where the system did not work where people did not follow the rules or they made mistakes or there was a flaw in the system that enables somebody to get hurt. So I'm very aware of the importance of following the rules.  But I broke out of that because I began writing a book with a couple of other people from different hospitals and when the book was published I was at a point where I wanted to explore other options. Quite honestly, it was terrifying for me to leave a hospital environment where I had worked for 7 years where I knew everybody, where I felt comfortable, but I had a conflict with my boss and realised that I needed to leave. It was very clear that because of a dynamic that occurred between the two of us, that I needed to be able to take a fresh look and say, I've got a lot of skills and talents. This is not a good fit for me. Let me find another job.

Be prepared to take risk (Patricia was sharing her story about giving a presentation to a group of people who came from all over the country to attend a conference)

"You're right are uncomfortable when you need to do them the first time, and I have not in my life since I've been in a position where I've had to walk into a similar situation and ask for money because usually the clients were coming to me, but it made me aware of the fact of taking a risk.  [The presentation] went very well and led to more publishing opportunities. They wanted a column on pregnancy in diabetes and that kept my writing career going.

Not knowing the meaning of personal guarantee

"My husband was able to raise the money.  This was an important factor for us is that we had to sign a personal guarantee for a million dollars so that he could buy this welding business and start putting in the equipment that he needed. We didn't really understand the significance of what a personal guarantee was until it was explained to us by the lawyers that if we defaulted on that loan, it meant that any asset that we had could be taken. It was really the only way that they would give my husband the money to sign this guarantee. And of course when you start a business, you're very optimistic and there are many things that are clear in your life. In hindsight, when they realised later on that we were borrowing money in the 1980s when the interest rate was 22 percent and he was paying 24 percent a month interest on that and there was too much debt. That business was not destined to be successful just because of the way that it was financed and for other factors. When he gave us a really good try for three years and then got to the point where he wasn't getting enough customers. There weren't enough sales. So he had to close the business."

I learn I should start a service-based business

"What I learned when I started my business, which was just a couple of years later after this happened, was that I was not going to borrow money from anyone. I didn't want to go to the bank. I didn't want to take out loans. I didn't want to sign another personal guarantee for the rest of my life. If I couldn't afford it, I didn't buy it. So I looked very carefully at how I could start a service based business. I had two filing cabinets and a board to make up a desk in one corner of my family room. That was how I started my business, working with attorneys."

Episode 050 – Why Did Dr. D. Anthony Miles Say That All Businesses Are Guilty Until Proven Innocent?

In Episode 050, Jack has interviewed Dr. D. Anthony Miles who is an entrepreneur, award-winning researcher, award-winning professor, statistician, legal expert witness, business expert, and best-selling author. 

 He is the CEO and Founder of Miles Development Industries Corporation®, a consulting practice, and venture capital acquisition firm. He is also a legal expert witness, provides expert testimony on business scams, false advertising claims, and trade dress. He provides expert testimony for local, state and federal cases; both civil and criminal cases. He has presented his research at conferences around the country. We will find out why D. say that all businesses are guilty until proven innocent.

What is exactly "Entrepreneur Risk"?

"It is basically the things that caused are risky business that can cause the business to either fail or lose profitability. I'm not the father of the name and I was doing my doctoral research. I was fascinated that a lot of studies, especially in economics and business and entrepreneurship research but they never talked about entrepreneurial risk. What are some of the risky things that happens when you start a business? When I conducted my research, I did research on 500 plus my businesses in my particular area in the US, and I found certain patterns and I want to see if there are anything that stood out to me. And I basically came up with five categories, the risks that I've seen with business ventures based on my research on small businesses."

What is "market saturation" and why is this important?

"It will come up on or the market climate risk. And when you consider starting your business, you have to consider the market. You have to consider the climate. So the market climate has about four components that you need to be worried about in terms of market saturation. You have to worry about competition, you have to worry about market entry and exit. You also have to worry about competition intensity and what that translates into market saturation, right?  Case in point, if you have 30 competitors in the marketplace, one of them is going to be the leader and everybody else is going to be the followers. So if you're trying to penetrate that market, you're going to have a hell of a time penetrating that market because the market is so saturated with all those competitors."

What are the first few steps someone has to take in order to survive in the first few years in business?

"The first thing that you want to do is obviously you want to do research, you want to look for gaps in the marketplace, look for gaps. Gaps are like gods. Maybe you should start a business where all the businesses have missed the gap and sometimes it's apparent and sometimes it's not, but you always want to look for gaps in the marketplace of like case in point ... You have to look at opportunities and they say, what is it? The third eye of entrepreneurship, you have the ability to see something before everybody else does. .Open your third eye or look for opportunities. Look for problems. If the businesses built like this and entrepreneurship. What problem are you solving for the customer? If you're not solving a problem for the customer, you don't have a business. That's the way you have to think."

Why Do I Say 52 Years Young instead of 52 Years Old?

"Any word that someone thinks or says has made him feel in a certain way. When most people in their forties and fifties say they're this old that doesn't make their old.  I choose words to think and say that it makes me feel young and feel good.  So it makes you smile and it makes you feel so good to say I'm 52 years young and we want to try to do that. We want to get in the habit of that throughout the day and you would be amazed at how your thoughts and your words will dictate your life."

How Do I Work With My Premium Clients?

"My clients are not bodybuilders. I've had over 700 people graduate from my 12 week transformation program where I do online with people all over the world and in my brick and mortar building here in Chicago are entrepreneurs because I charged very high fees because you get a better customer, you make more money, you work less and help more people because they follow through.

My clients are busy entrepreneurs who are stressed out 40 years old, midlife crisis. The doctor says they're gaining 20 or 30 pounds because they're working so hard, 70 or 80 hours a week.  Why is health so important?  What we all want wealth, but we work 70, 80 hours a week. Really? You're working 24 hours a day as an entrepreneur you're never able to shut it off ever and you don't even sleep some nights, so it's more than 70 hours.  So we worked our butts off especially at first to get the money and then we get sick and then we got to spend our money to get our health back and a lot of people can't even do that because they buy into the like the western doctors, surgeries, medications, and that's not how you're going to get your health back to the doctors. No offence. They are generally in the sickness business and people like myself are in the health business, so I want to help entrepreneurs not to do that vicious cycle I just described.

Faith (Not Fake) It to Make It ...

"Why put out that energy that I don't believe in my product and you have to have a faith. You have to have faith.  Don't say "fake it to make it!" but "faith it to make it"  because faith makes my core field good, right?  So don't say and think words that make your core feel bad and if you are really serious about this, pay a mentor. Take the short path to where you want to go and just get there. Get the job done in one year or six months. If someone hires a mentor that's good with the technology in six months to two years, they they can create a to $300,000 a year business. If not a million dollar business. It's very possible, but you're not. You're going to waste five, 10 years if you don't take the short path."

What happened when Kay moved from Germany to the US in 2006?

"I came to the US in 2006 with my now ex-husband. He was in the military and met him over there. And he actually got stationed in Texas, so I came with him, I thought it was going to be a great life and happy family and all that stuff. But unfortunately that wasn't the case. My ex- husband left me and my son two months after we got here. Basically I was stranded here, no family, no support, and my ex-husband at that time tried to destroy me literally. And he was trying to get into port and everything, but I was too hard headed.

I would have had to go back to school but I didn't really want to do that. I had that deep desire, I want to be my own boss again. I mean in Germany I had my own business. I had my own money and all that.  So when I came here, they will always say America, I mean the land with the unlimited opportunities."

The Big Lesson for Kay in Her Coaching Business

"I really got into the world of coaching. It took me a few years because I literally what I was doing until I got certified as a personal development coach. That's when I rebrand into business coaching but then still I did all the right things that I need to do to grow my business, marketing myself and all these things, learn about sales and all of those things that you do in your business, but nothing was working.  It was like really banging my head against the wall. I didn't know what was going on.  And my coach at that time told me that it's not about what you're doing and your business but "who you need to become" in order to become successful. That's when things really shifted for me. It took me a while to kind of realize what he meant with that.

Mindset is everything

"I mean mindset is like everything and mindset is attached to everything that you're doing in business in life. If you have that self worth issue or fear of success or not feeling good enough, it's gonna show up in everything that you're doing. So if you are trying to attract clients or are trying to make money, it's going to put that barrier up and you're not going to do anything.  You're not going to manifest anything. I mean that's like the five steps that I always teach my clients."

Episode 047 – How did Vernon Brown Multiply Happiness In Life?

In Episode 047, Jack has invited Mr. Vernon Brown from What's Your Happi? to discuss how a person can multiply happiness in life and what roles energy plays in performance and results.

Vernon has 15 years’ experience as being a trainer and the happiness and success coach. He has proven background in his transformational lifestyle vision and mental clarity, having coached thousands of clients across the country.

What happened when Vernon turned 20?

"It dates back to when I was first born.  So about 20, I was not getting a lot of what I really wanted out of life. I was an odd duck. I was just such a shorter. I was worse than my peers. I was more overweighed than my peers and it just made it tough to fit in with everyone. It was kind of the odd and on top of that, I'm the middle child and we just didn't have a lot of money. So what that did for me was to put me in this place where happiness was not real. When I turned 20, things just clicked. I recognised that I had way more controlled in what I did when I did when I was younger. I went after the things I told that I could not have - happiness.   I just grew into myself if I'm a fan of my legs and less wounds so to speak. And so when I went to school, I initially started with animation and from there I set way into psychology and then when I got done with school, I want it to feel getting more attraction in this world."

What's Happiness actually in Vernon's terms?

"It's about understanding the way energy works ... to see more options, opportunities, possibilities and solutions. It opens you up to seeing things from such a different perspective. When I'm working with the clients, initially they seem stuck. They might not have a quite understanding of what's going on, but after two to three sessions, what happens is that they become more energised.  Happiness is not about just smiling and laughing and it's about understanding of energy.  And what that does is it bridges the gap between whatever the circumstances you might go in through the circumstance you're going through or the understanding that you have and generate from it.  And it takes you from having that singular focus on "I can't do anything" to "I have so many more options"

First step to raise Happiness

"The first step is to practice being happy. I know it sounds funny, but we don't think about it. You'll get it up and say, I can't wait to see this guy because I'm going to tell it to him or her off. And it's like, how about we practice get into the biggest check that you've had in your life."

Episode 046 – 3 Important Lessons from Abhi Golhar’s Entrepreneurial Success

In Episode 046, Jack interviewed Mr. Abhi Golhar who is a successful investor in single-family developments and multi-family apartment complexes. Now, Abhi enjoys talking about entrepreneurship and real estate investing on YouTube, his blog, and as the Host of Think Realty Radio, a nationally syndicated radio show on The Wall Street Radio Network.  In this interview, Abhi will share how he becomes an entrepreneur and a real estate investor and the lessons he can share with other business owners and entrepreneurs.

This is how Abhi embarked on his entrepreneurship journey

"After I graduated, I had a bunch of job offers and I didn't take any of them. I just said I'm not going to do it. And they were really good job offers everything on the west coast from all the big names that you can imagine. Even from a couple of consulting companies and I just didn't want to do it and that could have been maybe my personality that could have been I saw something in my future and I didn't really know what it was at the time and I wanted to take a chance on myself and the even though I still invest in business and real estate today, I'll tell you something - I'm really passionate about startups. I love investing in businesses, turning businesses around and getting more into the mindset of why we should even start a business to begin with.  And so listening to podcasts like yours and just seeing your, your success and your growth is super cool."

Lesson 1: What you tell yourself in the morning:

"Every morning I wake up, I go for a run, I meditate, I write in my journal and it is totally empowering for me. That is my golden time. I work here. I'll wake up generally between 4:30 and 5:00 in the morning and I hit it. You know I like to workout. I like to talk to myself and I say awesome things like, holy cow, I'm so excited to be alive. It's amazing. I can't wait to help somebody else. I'm taking advantage of opportunity, but I'm also creating impact and I think the other part of it is recognizing what's actually happening. So if you, if you're growing a garden, let's say you have tomatoes in your garden, you have mint, you have mangoes in your garden, and you realize that there are weeds, some weeds in your garden."

Lesson 2: I don't care what you think!

"I don't give a shit like what you think. What I want you to do is to keep your opinions about what I'm doing to yourself because I didn't ask you for your opinion. If you have something, if you have something positive to say, then let's talk about it. If you don't have anything positive to say, then you can talk amongst. Yeah, you can talk amongst yourselves. You can talk behind my back. I don't care. I don't need to hear it because I'm gunning for something awesome. And the moment that people realize that though, he's actually serious about doing his stuff, then they'll lay off. But you'd have to get serious about you first. You have to believe in yourself and you have to understand that you're worth it."

Lesson 3: How to bring success in our entrepreneurship journey - 

"I would say watch what you're putting in your mind. Learn, pay attention to the right podcasts like yours to really get out there and say, what can I do to learn a network?  And that's more so for your mindset.

The second thing is network. Go to local meetup groups. See who else is in the community, learned from these people. Find a mentor there. If you're listening and you think to yourself, you know, hey, I want to be a successful entrepreneur one day or a small business owner and the and my favorite business that I want to run as a restaurant. Well Great. Go to a restaurant that's your favorite restaurant and speak with the owners, speak with the chef, learned from the get go".

Episode 045 – How did Gabrielle Spencer Teach People to Shift To Purpose-driven Abundance?

I finally cracked my code

"What I finally learned was that there was higher vibrational lessons that I needed to learn within myself and I was already spiritual. I tell people I resisted my own stepping into my own power, which is really how connected within yourself. That's what it is. We can call it many things. We can call it being spiritual, finding your life purpose, your passion, all of that. It's the same thing.  I tell people when your heart says 'my heart was broken', it really is broken and they don't understand that there is an actual energetic effect of the trauma and it can be many things. In fact, you felt unsupported or unloved or betrayed all of those things but it doesn't just settle in the heart. It doesn't just affect your heart. It affects your emotional body, your spirit, many layers of yourself on an energetic and multidimensional level. So for me, this was my wakeup finally getting it."

I got this higher alignment

"Back then in my early entrepreneurial days, I was fighting the tide all the time, like I need to do this and I need to do that. Well, I spent a lot of time, a lot of energy and a lot of money trying to launch a business. When I finally got into this higher alignment, I don't do that anymore and I've had so much success that you're going, wow, why did I fight so hard to stay in that lower frequency?  But you do it because you don't know any other way and no one has shown you or you didn't have the epiphany about it. Right? So for me, I got the epiphany and the download for the information and I was able to do it and now you know, that's what I teach people to do because this way is so much more.'

"I've listened to entrepreneurs who run from networking group to networking group and they spent a lot of money because they'll buy breakfast, lunch, dinner, and they keep trying and trying and trying. But the biggest challenge is that they don't know how to talk about what it is that they do succinctly.  And the other thing is they don't know how to open a sales conversation with the people at the event.  So by the time they're done and they add up their expenses for the year, they spent a fortune in networking but got no business to cover that fortune and so many entrepreneurs have told me that story, which is why I said, okay, well I guess I need to step in and teach them how to sell but rejected. And that's usually their biggest fear is rejection."

Shirlene will share with our audiences why most entrepreneurs have challenges with sales from her experience and what is the first step for them to overcome the sales challenge.  

What's the No. 1 challenge for employees to start a business?

It's all about fear because people who have been coddled on the job.  They may not like the job but they've been coddled and they know they're going to get that paycheck every two weeks. In the US, it becomes like a lifeline for them.  There are step-by-step people and big vision people. 

So big vision people can see themselves get out of a job, but step-by-step people cannot see that because they don't see the vision. They want to see how to get anywhere and somebody else has to lead them.  Both of them are good and they both need each other because. A big vision person doesn't want to do step by step stuff and step-by-step people are there to support the big vision people so that they can get them where that dream ends. They can get that result, but many people who are in a job are those step-by-step people and they can't dream big enough to get themselves out.

They're going to be terrified of not getting that paycheck every month because they've already gone out and bought their big screen TV and the new car and the best baby buggy they can find.  They put themselves in a position where they can't quit.  Even if they want to have a business,  they never quit their job unless they're making enough money to overcome whatever it is they have been making in that job.

Can someone start a business without leaving his job?

If they are willing to hire a coach while they have their job, they will spring board into their own business and out of that company. If they try to do it without a coach, you know what the chances are.

I take my people first and identify who it is they can serve the best. A lot of people come to me and say I can take care of anybody. It doesn't matter who they are and that's a joke because we have to speak to a specific target market. Other people will come along, but you always speak to a specific target market. So my target market are people that are between the ages of 40 and 65. They're in their second round of life. They've probably have a business for two or three years and they're having a terrible time. Their business is broken those and then they come to me and say, I, I'm about ready to get a job. I don't know what to do next.

Shirlene's three-step sales process

In the three steps sale, it's all about empowering my clients to build relationships for financial freedom. Because in today's sales world it's all about building relationship.  So when you look at the three step - step one is getting to know the individual. Don't run and sell them. And I tell my people, listen to what they say, ask intelligent questions and let them answer you. And as soon as they start asking you questions and you're answering them, you have lost control of the conversation because it's all about speaking from your heart, really listening, doing active listening, paying attention, and asking pertinent. See, get them to give you more and more information because that's what bonds you, right? Isn't that right?
